 Joint Use and Maintenance Agreement
a.)  The owner acknowledges and agrees that should the lands be severed in the future, it shall ensure that the owner of the freehold units shall enter into a Joint Use Maintenance and Liability Agreement which shall be binding upon the owners and all subsequent purchasers to deal with the joint use, maintenance and liability of the common elements, including but not limited to any private roadway (s) and concrete sidewalks; common grass areas; common party walls; common structural elements such as the roof, foundations, common parking areas; sewers and watermains, for the mutual benefit and use of the owners. The proposed addition will be read more as an independent building.
